Accommodation operating rules

issued by Unique Escape Glamping – Spring House, s.r.o.
effective from 1 December 2025

Dear guests, to make your stay as pleasant and safe as possible, we kindly ask you to observe the rules set out below. By staying at the accommodation, you express your agreement with these Operating Rules.

1. General rules

1.1 Guests use the accommodation at their own risk.

1.2 Guests are obliged to behave considerately toward nature, the surrounding landscape, and the accommodation equipment.

1.3 During nighttime hours (10:00 p.m. – 7:00 a.m.), it is prohibited to make noise, disturb the surroundings, or otherwise disrupt the night peace. Guests are obliged to behave in such a way that other users of the surrounding area and other persons nearby are not disturbed.

1.4 Children are the responsibility of their legal guardians; children must not move around without adult supervision.

1.5 The number of accommodated persons must always correspond to the details stated in the reservation. The maximum number of persons in the property must not at any time exceed the capacity stated in the reservation.

1.6 Without the prior consent of the operator, it is not permitted to organize celebrations, parties, noisy events, commercial photo shoots, or other similar activities on the premises.

2. Protection of facilities and equipment

2.1 Guests are obliged to handle the accommodation equipment with care.

2.2 The guest is obliged to use electrical appliances only in accordance with their purpose and the instructions provided.

2.3 Any damage or defect must be reported to the manager immediately.

2.4 In the event of damage to the equipment, the guest will be required to compensate for the damage incurred.

2.5 It is not permitted to remove the accommodation inventory (bed linen, towels, dishes, appliances, etc.) outside the rented premises of the property.

2.6 Use of the hot tub — see safety instructions below.

2.7 It is strictly prohibited to enter the interior of the accommodation in outdoor footwear. Soiling of the sofa, carpets, white walls, or other interior furnishings, especially in the area beneath the ladder leading to the upper sleeping area, shall be considered a breach of these Operating Rules. In the event of such soiling, the guest is obliged to pay a flat-rate compensation for extraordinary cleaning, deep cleaning, or repainting in the amount of EUR 150. This does not affect the operator's right to claim compensation for damage to a greater extent if such damage actually occurs.

2.8 Each accommodation unit is equipped with an air-conditioning unit. The air conditioning is intended exclusively for cooling the interior during the summer months and is not intended for heating the accommodation. It is prohibited to leave the air conditioning running while guests are absent from the accommodation. When using the air conditioning, guests are obliged to keep windows and doors closed. Any defect or unusual behavior of the device must be reported to the manager without delay.

2.9 Water from the taps in the accommodation is not intended for drinking. Drinking water is available to guests exclusively from the water fountain / aquabar, where a barrel of drinking water intended for consumption and normal use is placed.

2.10 The accommodation includes a minibar and light refreshments. All consumption from the minibar and prepared refreshments is subject to charges according to the current price list / menu located in the accommodation. The guest is obliged to pay for consumed items no later than at departure, in the manner specified by the operator.

2.11 Upon departure, the guest is obliged to lock the accommodation and the outdoor entrances, return the keys to the lockbox according to the instructions, switch off appliances, turn off the interior and exterior lighting, and leave the property in ordinary condition.

3. Pellet stove

3.1 The pellet stove is a fully automatic technical device intended for heating the accommodation.

3.2 The guest is authorized to use exclusively the ON / OFF button and to refill pellets through the top lid according to the operator's instructions.

3.3 Any other manipulation of the stove, in particular changing settings, interfering with the control panel, opening the glass door, interfering with the combustion chamber, internal parts of the stove, wiring, sockets, or other technical components of the device, is strictly prohibited.

3.4 Only high-quality, dry, and low-dust pellets designated by the operator may be used in the stove.

3.5 In the event of an error message, unusual sound, smell, smoke, or any other defect, the guest is obliged to contact the manager immediately and not interfere with the device in any way.

3.6 Any non-standard interference with the pellet stove may be considered a serious breach of these Operating Rules.

4. Smoking and open fire

4.1 Smoking and vaping are strictly prohibited inside the accommodation and in the hot tub.

4.2 Smoking is permitted only in the designated outdoor area, in a manner that does not endanger the equipment or the surrounding nature. Cigarette butts must be disposed of exclusively in the prepared containers (ashtray) — never in open nature.

4.3 Handling open fire is prohibited throughout the entire area. The only exception is the firebox / stove intended for heating the hot tub and the gas grill, and only in accordance with the operator's instructions.

4.4 It is strictly prohibited to use candles, oil lamps, sparklers, and any other sources of open flame in the interior of the accommodation.

4.5 Use of the gas grill is permitted only for adults and exclusively at their own responsibility.

5. Safety and movement

5.1 Increased caution is required in the vicinity of the accommodation, and movement is allowed only along access paths.

5.2 It is prohibited to manipulate electrical installations and technical equipment intended solely for the manager.

5.3 In the event of adverse weather, strong wind, storm, or another extraordinary situation, guests are obliged to exercise increased caution and follow the manager's instructions.

5.4 For the protection of property and safety, the entrance and outdoor areas of the property are monitored by a camera system. Cameras are not placed in the interior or in areas intended for the guests' private use.

6. Woodshed, wood, and axe

6.1 The wood stored in the woodshed is intended exclusively for heating the hot tub.

6.2 The hot tub may be heated up a maximum of once per day.

6.3 It is not permitted to keep the hot tub heated continuously throughout the whole day or to use wood in an excessive amount. This rule is established for safety, health, and operational reasons. In the event of excessive wood consumption, the guest may be charged compensation for the related costs.

6.4 The axe is available to guests exclusively for handling wood at the woodshed.

6.5 Only adults may handle the axe and solely at their own responsibility.

6.6 Only the chopping block located next to the woodshed is intended for chopping wood.

6.7 After use, guests are obliged to return the axe to the designated place.

6.8 It is prohibited to leave the axe freely placed outside the designated place or within reach of children.

7. Nature protection and cleaning

7.1 All guests are obliged to protect the surrounding nature — it is prohibited to damage plants, disturb wild animals, or throw away rubbish.

7.2 Guests are obliged to maintain order in the accommodation and its surroundings and to dispose of rubbish only in designated places.

8. Guests' responsibility

8.1 The guest is obliged to follow the manager's instructions.

8.2 The manager bears no responsibility for the loss or theft of guests' personal belongings or valuables left unattended.

8.3 Before arrival, each guest is obliged, via the link sent by the operator, to fill in their complete and truthful identification details in the accommodation register / Ubyport registration system. The guest is responsible for the accuracy of the details provided. Without fulfilling this obligation, check-in may not be allowed.

8.4 Keys to the entrance gate, the accommodation, and the safe key are handed over to guests through a lockbox according to the operator's instructions. From the moment of taking them over, the guest bears full responsibility for their loss, damage, misuse, or failure to return them upon departure. In the event of lost keys, the need to replace locks, or any other related intervention, the guest may be charged for the damage incurred and related costs.

8.5 In the event that the guest seriously breaches these Operating Rules, the manager has the right to terminate their stay without compensation.

8.6 Persons who are not properly reported in the reservation must not stay in the accommodation or in the rented outdoor areas.

8.7 It is prohibited to use drugs and other intoxicating substances.

8.8 The stay of domestic animals is possible only with the prior consent of the operator and under the conditions set at the time of reservation. The owner of the animal is responsible for all damage and soiling caused by the animal.

8.9 In the event of excessive soiling of the property, breach of the smoking ban, contamination of the water in the hot tub, or the need for extraordinary cleaning, the guest may be charged compensation for the related costs.

9. Local accommodation fee and parking

9.1 The guest is obliged to pay the local accommodation fee in the amount of CZK 50 per person per day, if the legal obligation to pay applies to them.

9.2 Parking is charged at CZK 250 per day.

9.3 These fees must be paid by the guest in the manner specified by the operator.

10. Final provisions

10.1 These Operating Rules are binding for all accommodation guests.

10.2 The manager reserves the right to update or supplement the rules at any time.

10.3 These Operating Rules enter into force and effect on 1 December 2025.

Safety instructions for using the hot tub

1. Important operating notice

1.1 The hot tub may be heated up a maximum of once per day.

1.2 The wood stored in the woodshed is intended exclusively for heating the hot tub.

1.3 It is not permitted to keep the hot tub heated continuously throughout the whole day or to use wood in an excessive amount. This rule is established for safety, health, and operational reasons.

1.4 The axe is intended exclusively for handling wood at the woodshed. Only adults may handle the axe, and only the chopping block located next to the woodshed is intended for chopping wood.

2. Initial safety notice

2.1 To ensure your safety, always observe the following safety measures. Failure to follow warnings and instructions may result in property damage, fatal or serious injury.

2.2 Children over 8 years of age and persons with reduced abilities may use the product under supervision and after being instructed in safe use. Children must not play with the product and must not carry out cleaning and maintenance without supervision.

2.3 Electrical devices should not be placed within 2 m of the hot tub due to the risk of electric shock.

2.4 To prevent electric shock, do not use the hot tub in the rain.

2.5 The water temperature should not exceed 40 °C. For children and longer use, a temperature between 36 and 38 °C is recommended.

2.6 Hot water may cause hyperthermia (symptoms: drowsiness, heaviness) and the danger of drowning.

2.7 Children under 14 years of age may use the hydromassage system only under adult supervision.

2.8 People with heart disease, blood pressure problems, circulation problems, diabetes, and overweight should consult a doctor before use.

2.9 Consumption of alcohol or drugs while using the hot tub increases the risk of fatal overheating.

2.10 Persons taking medication should consult a doctor, as some medications may affect their condition in hot water.

2.11 Persons with infectious diseases should not use the hot tub.

2.12 Pregnant women are advised not to use the hot tub with water hotter than 38 °C due to the risk to the fetus.

2.13 Consequences of overheating include inability to assess the situation, inability to feel the temperature or the need to leave, inability to leave the hot tub, fetal damage, loss of consciousness, and suffocation.

2.14 Never use the hot tub alone.

2.15 Do not use the hot tub immediately after strenuous sport.

2.16 Do not use the hot tub empty; damage to components may occur.

2.17 If you feel uncomfortable or drowsy, leave the hot tub immediately.

2.18 Wet surfaces are slippery. Children should be careful when entering and exiting.

2.19 Do not allow children to climb onto the hot tub cover.

2.20 Prevent hair, jewellery, and loose clothing from coming into contact with moving parts and suction openings.

2.21 No accessories (e.g. thermal cover) may be on the hot tub while it is being used.

2.22 Water attracts children — after each use, always cover the hot tub with the thermal cover and secure it with the clips.

2.23 Do not press on the control panel or place heavy objects on it.

2.24 Keep the hot tub out of reach of domestic animals.

2.25 Do not use the device if there is a risk of water freezing in the hot tub.

2.26 Adult supervision is necessary when children are using it due to the risk of suffocation.

2.27 Never pour water hotter than 40 °C into the hot tub.

2.28 Service may only be carried out by the manager.

2.29 A power outage may require activation of fuses/circuit breakers.

3. How to properly enjoy the hot tub

3.1 Entry into the hot tub is permitted only after showering and while clean.

3.2 It is prohibited to use foams, salts, oils, herbs, dyes, cosmetic products, or any other substances in the hot tub that may degrade the water or damage the technology.

3.3 Take a shower. Wash off cosmetics and creams. In the final stage of showering, rinse yourself thoroughly using only clean water. This will prevent contamination of the water, foaming, and will also extend the life of the filter cartridge.

3.4 Tie long hair into a bun, fasten it with a clip, etc. Be careful with jewellery.

3.5 The water should have the temperature of the human body. Before sleep, for calming down and relaxation, it is appropriate for the temperature to be a few degrees higher. On the other hand, to stimulate the body, it is recommended that the temperature be 1 to 2 degrees lower than body temperature.

3.6 A stay in the hot tub with warm water should not exceed 20 minutes. The recommended temperature for a relaxing and calming effect is 36–39 °C.

3.7 For a toning (e.g. morning) bath, a temperature around 30 °C is recommended. In such a case, the stay in the hot tub should not exceed 10 minutes.

3.8 Until you are used to regular use of the hot tub, it is recommended to use it a maximum of 3 times per week.

3.9 Set the jets in the hot tub so that their pressure is pleasant, not painful or otherwise uncomfortable.

3.10 Do not eat for at least two hours before bathing, and after finishing the bath, rest for at least another ten minutes and allow the beneficial effects to continue.

3.11 You should not enter the hot tub after consuming alcohol or drugs, and you should also avoid consuming alcohol and drugs during relaxation.

3.12 After finishing the bath, the guest is obliged to switch off the hot tub lighting, turn off the bubbles and hydromassage, and cover the hot tub again with the protective cover.

3.13 Experts recommend avoiding driving motor vehicles after a longer bath in hot water due to its calming effects.
